A full home inspection is a non-invasive, visual examination of the property's accessible systems: roof, exterior, structure and foundation, attic, insulation and ventilation, heating and cooling, plumbing, electrical, doors, windows, and interior. Every full inspection booked through Settlyfe includes a written digital report. Optional specialty add-ons — pool and spa, sewer scope, radon, mold sampling, termite, septic, well water, chimney, thermal imaging, and more — can be added when a credentialed provider is available for them.

Straightforward homes get an upfront fixed quote. Older, larger, or more complex properties — pre-1950 construction, three or more stories, triplexes and fourplexes, or a full condo building — are quoted as a range with a guaranteed ceiling. Commercial and 5+ unit properties are scoped and quoted by the inspector directly. The inspection fee is never contingent on findings or on a sale closing.

What affects the price of a home inspection?

The type of inspection, property type, total living area, the year the home was built, the number of stories and dwelling units, foundation or crawlspace access, additional structures like a detached garage or ADU, and any specialty add-ons you select. The intake covers each of these so the quote reflects the actual property.

What does a full home inspection cover?

A non-invasive, visual review of the accessible systems: roof, exterior, basement, foundation and structure, heating, cooling, plumbing, electrical, fireplaces where present, attic, insulation and ventilation, and doors, windows, and interior — with a written digital report.

What is a home inspection NOT?

It is not an engineering analysis, a code-compliance certification, an appraisal, a guarantee of future condition, or a search for concealed defects, and it isn't destructive testing. Specialty tests like mold, radon, lead, termite, septic, or well testing are separate add-ons performed by appropriately credentialed providers.

What if parts of the home can't be accessed on the day?

The intake asks what will be ready — utilities on, attic and crawlspace clear, panels accessible. Anything inaccessible is documented as not inspected in the report, and a return visit can be arranged as a separately agreed follow-up.

Can I book an inspection for a condo or a multi-unit building?

Yes. For condos and townhouses the intake asks whether the inspection covers just your unit's interior, the unit plus accessible exterior, or the full building. Duplexes, triplexes, and fourplexes are supported; commercial and 5+ unit properties are scoped and quoted by the inspector directly.

I'm the buyer — do I need the seller's permission?

The intake asks your role — buyer, seller, owner, landlord, tenant, or agent — and whether access is authorized. If permission is still pending, you can save the request and confirm the appointment once access is arranged.

Does the inspection fee depend on what the inspector finds?

No. The fee is set before the inspection and is never contingent on findings, on the number of issues in the report, or on whether a sale closes.

What do I get at the end?
